As one of the most developed cities in China, more and more people flow into Guangzhou, and it has influences on the housing price of Guangzhou. In recent years, Guangzhou has implemented a lot of limited purchase orders to control the housing price. The latest one was implemented in March, 2017.
The new limited purchase order is: Guangzhou household registration of married families can purchase 2 houses in the central nine districts, single or divorce families can purchase 1 house in the central nine districts. Non-Guangzhou household registration families, continue to pay more than 5 years of tax or social security in Guangzhou, can purchase 1 house in the central nine districts. The central nine districts do not include Zengcheng District and Conghua District. Guangzhou household registration families do not have limited in these two districts, Non-Guangzhou household registration families can purchase one.
The following data will show the situation of housing in each district of Guangzhou in last one year (from June, 2017 to May, 2018).
In the graph, x axial represents the average price of every square meter in each month. The y axial shows the ranking of the quantity of sale. The area of the circle shows the turnover of different districts.
It shows the variation trend of the sale price and quantity clearly.
Zengcheng District, Nansha District, Huadu District have the highest quantity of sale in the last year. All of them are the marginal area of Guangzhou, about an hour drive away from the city center. Due to the less convenience of traffic, not too many people are willing to purchase house there, though the housing price in these areas are much cheaper than the central area. However, these areas become popular in recent years. The public traffic has developed and it becomes easier to go to the marginal area. For example, we can go to Nansha District by Guangzhou Metro Line 4. More and more people are willing to purchase house in the marginal area. Therefore, many new buildings are on sale and the quantity of sale increases rapidly. In addition, Zengcheng Districtis an area that people can buy one or more house. This also attracts people to purchase.
However, in the old area of Guangzhou, including Haizhu District, Yuexiu District, Baiyun District, the quantities of sale are rarely. The housing supply trends to be saturated.
Traffic situation has a great impact on the housing choose. If it is convenient to get to somewhere by public traffic, it will attract more people to purchase house there. This works not only in the marginal area, but also in the neighbor city. Foshan, is the neighbor city of Guangzhou. After opening the metro through two cities, more and more people work in Guangzhou, but live in Foshan.
The housing price is close related to people’s lives. A visualization work can help more people know about its trend directly.
